Sales Fees
Commission-Based Fees
- Standard Rate: Our commission for selling your property is 1.25% of the final sale price. This fee covers all marketing, viewings, negotiations, and support through to completion.
- No Sale, No Fee: If we don’t sell your property, you won’t pay a penny. Our interests are aligned with yours—achieving the best possible sale price for your home.
Rental Fees
Tenant Finding Service
- Let Only Service: Our fee for finding and vetting tenants is 75% of the first month’s rent. This includes marketing, tenant referencing, and the preparation of tenancy agreements.
Full Management Service
- Comprehensive Management: Our full management service includes an initial setup fee of £450 from the first month’s rent with 10% management on a monthly basis thereafter. This includes tenant finding, rent collection, maintenance coordination, regular inspections, and handling all tenant communications.
Rent Collection Service
- Rent Collection Only: If you prefer to manage the property yourself but want us to handle the financial aspects, our fee consists of 80% of the first month’s rent, followed by 5% monthly fee thereafter.
Landlord Fees
Additional Services for Landlords
- Inventory Preparation: Detailed inventory and condition reports for your property starting at £75.
- Gas Safety Certificate: Arrange for a certified engineer to conduct a gas safety inspection and issue a certificate for £75.
- Energy Performance Certificate (EPC): Provide an EPC for your property for £85.
- Electrical Inspection Condition Report (EICR): A detailed inspection report of your property’s electrical installations for £200.
Tenant Fees
Application Fees
- Holding Deposit: A holding deposit equivalent to one week’s rent is required to secure a property, which will be deducted from the first month’s rent.
- Security Deposit: A security deposit equivalent to 5 weeks’ rent is required, held in a government-approved tenancy deposit scheme.
Ongoing Fees
- Late Payment Fee: A fee of £25 will be charged for any rent payment more than 7 days late.
- Lost Key Fee: Replacement of lost keys or security devices will incur a fee of £75.
